The services outlined below are an outline of the work Paul Levett Surveying can undertake.
Every project will always have a unique set of requirements and I work closely with every client
to ensure every level of required measurement is captured. If you have a query that I haven’t
covered on this site or a project that doesn’t meet the level of detail outlined here, please contact
me direct and I would be happy to discuss the scope of the project and / or meet with you on
site to understand the nature of your request.
Topographical Surveys
Many of my clients require a topographical survey to be carried out to accompany planning
applications for new developments or alterations to current properties.
Topographical Surveys are most regularly carried out for:
Green field sites
Regeneration
Recreational Grounds
Housing Developments
As-Built surveys
The survey is a detailed map of existing features within the site in relative position and height to
each other. This includes the site boundaries, footprint of the existing building(s) (if applicable),
vegetation, manholes, gullies and other points of drainage. Overhead services coming onto site,
heights of buildings on site and adjoining properties are also measured.

Measured Building Survey
In addition to the topographical survey there is often a need to survey aspects of the existing
building itself. This consists of the building elevations, floor plans and sections. Any one or all
three, of these may be required on a project.
Measured Building Surveys are most regularly carried out for:
Private Dwellings
Commercial Properties
Conservation
Listed Buildings
Barns
Warehouses
Hospitals
Supermarkets
- Elevations
The elevations show the existing building facades which are often required for planning to show
window positions and heights and existing structure heights. The elevation can be outlined only
showing the window openings and extent of the facade, or full elevations which will include
each window configuration (the layout of window panes within the frame) and the position of
all guttering and pipe work on the facade.

- Floor Plans
The floor plans map out the internal layout of the building and use the fundamental survey
principle of ‘working from the whole to the part’ by using the building footprint surveyed on the
topographical survey as the outline to the drawing.
The oor plans show wall positions and their thicknesses, any changes in level throughout each floor, window and door details and their associated heights and any ceiling detail (such as beams
or sloping ceilings) and their associated heights above the floor level. Additional features such as
kitchen appliances, internal services and fixed units can also be shown.

- Sections
The building sections incorporate the elevations and floor plans. They can show a cross section
through the building at any one point to show the internal and external heights at that position.
The sections are often used to view the prole of the existing building showing the external roof
detail.

Level Information
Level information is critical on any site. Level datum’s are used on every site as a known point of
height. Other site levels are observed and shown on drawings relative to the datum height.
Level information is most regularly carried out for:
Topographical Surveys
Planning permission
Insurance issues
Boundary disputes
Housing schemes
Floodplain assessments
River Studies
With the issue of flooding being paramount within housing and insurance of properties, surve
levels are required to be above a known height. The Ordnance Survey Datum (OS datum) is a
national standard datum used for this purpose as it is based upon a measurement of mean sea
level. This can be achieved in one of two ways, the use of the Ordnance Survey benchmark
network or, more often these days, the use of GPS.
AutoCAD and Mapping Services
AutoCAD is a software package used over a range of fields including Surveyors, Architects,
Engineers and a number of other professionals.
- AutoCAD
All survey drawings from Paul Levett Surveying are finished and supplied in AutoCAD as either
DWG or DXF format. All Surveys are measured and drawn to client specication and in accordance
with RICS publication ‘Surveys of Land, buildings and utility services at scales 1:500 and
larger, 2nd edition.’
- Mapping Services
Mapping services are another type of data collection survey and are often classed as ‘larger scale
schemes’. An example of which could be positioning (by GPS or digitising manually) footpaths
and bridleways or a schematic survey of pipe work within an industrial building.
